Portugal Navigates World Real Estate Waters Well

 

While much of the world is still engulfed  in real estate problems and mortgage tightening, Portugal has been involved,  but with less damage to Portugal real estate markets.  Some analysts explain that Portugal's  historic cautious approach to real estate development has been the primary  reason for the better performance compared to neighboring Spain and also  Ireland.

In 2009, Portugal managed a 0.4% increase  in home prices.  Contrasting, Spain's  housing market experienced a 7.4% drop in prices in 2009.  Overall, Euro Zone home prices fell by 4.6%  in the same period.  While world  financial articles point out high national debt of Portugal as the next threat  to stability after Greece, Business Director of Aguirre Newman was quoted by  one source as saying: "We never reached  levels of high debt and our banks have always been more conservative. This is  largely why the crisis has not been as profound in Portugal as elsewhere in  Europe." A contrast between national  debt and private financing seems to be evident.

Carvoeiro, in the Algarve, is a bright spot  in the Portugal real estate markets.   Vacation home buyers and investors have focused on this area with its  beautiful beaches, two golf courses, and a tennis center.  With a history dating back to Roman times and  strict building standards, foreign investors find the Algarve, and particularly  Carvoeiro, an excellent area for property purchases.

While residential real estate has held its  own in Portugal, the commercial real estate sector has been through some tough  times.  But, the news looks better going  into the future.  While some reports say  that 2009 was the worst year ever across every sector of commercial real estate  in Portugal, modest improvement is expected in 2010.  There is increasing activity in commercial  real estate, and some sectors are expected to improve in 2010 over performance  the previous year.  In particular, the  retail sector is expected to resume some expansion activities, possibly a  direct result of the better performance of the residential real estate market.

There is a great deal of caution in the  commercial real estate sector, with a guarantee of success being the normal  requirement for beginning any new project.   This has always been the approach to warehouse and industrial markets,  as pre-leasing agreements have normally been required before construction and  development.  Though those sectors  experienced the same problems of others, it resulted only in a slower take-up  of space, rather than over-building.

I want to get more involved in the development and investment sides of real estate...any ideas?

im a student majoring in real estate. i would like to get into more of the development and investment side of real estate since i have worked/ had an interest in construction my whole life. is there anything i can start doing to get more involved in this? i need stuff to put on my resume before i start applying for internships this summer, so any and all ideas are appreciated! thanks!

Take a summer job (internship) in the office of real estate developer. The more prominent the developer is the better. If you cannot find the job, ask for even a volunteer work. Tell them that you want/need to learn for your college courses and only ask for traveling/commuting expenses paid. If you do well with them, they will hire you after awhile, or they keep you in mind for your future career after the graduation.

I landed on my job (in a different field from yours) with a reputable firm with the top ranking pay among graduates, where I had interned in my last year in college because they liked my work, my work ethics and how I got along with bosses and co-workers.
