Generally Utah has a wide variety of properties such as plots of land for the construction of luxury homes and villas and for the lavish developments. You can easily get a property in Utah if you possess an Utah Landholding License. This is a document from the government giving you permission to buy any property even though you are not citizen of the country.

In order to obtain a license, you need to consult a local lawyer experienced in property law who will process the application on your behalf. The process for obtaining a license is fairly straightforward but the processing of the application can take about six weeks to three months. This will create some frustration to the new processors. The process includes many stages. They are,

Qualifying for the Utah citizenship:
A physical examination is processed to determine the problems with the property A land registry search is also done. All persons born in Utah are entitled to citizenship. But if you are not born in Utah, it is necessary to apply for the citizenship. Applications for citizenship must be sent to the Department of Home Affairs.

Applying as an individual or corporation:
It is possible to make an application to purchase a property as an individual or a company. It depends on your personal circumstances but you should obtain a legal advice for the above.

Application requirements and the fee:
Your lawyer will complete the application,asks for a sign to provide the following information such as your photos, passport, bank references etc..The application consists of a fee which is calculated on a sliding scale depending on the size of the property you have purchased.

The approval process:
Your filled application is sent to the Physical Planning Office who initially reviews your application. Once they have done so, they will easily forward it to the Prime Minister's Office. The Prime Minister's Office makes the final decision to approve your license.

Registration of your license :
When the application is approved, your lawyer will notify and asked to prepare a draft copy of the Landholding License for a review at the Attorney General's Office. After the approval the final draft is signed by the Attorney General.

Transferring the property:
The Landholding License only gives you a permission to purchase the property. After receiving the license, you are in need to execute a Deed of Sale to transfer the property. Then you have to name your registered land. Then executing the Deed of Sale and registering it in the Land Registry is processed. Once the Deed of Sale is signed , the purchase price can be fixed and fits for the property transfer.
