Benefits of Buying Lender Foreclosures

Lender foreclosures are one of the most lucrative investments options in the market of real estate. Because these bank foreclosures houses are owned by the money lenders and they want to get rid of the properties as soon as possible, these properties are available at much lower price than their actual market value, of which you can take a good advantage for yourself. If you buy a foreclosure property, you are likely to save at least 10-30% of its real market value and as much as 50% of the property’s real price. The reason for why these properties are available so cheap is that these properties are put up for sale because of some unfortunate financial situation and as a result, they are available at such a cheap price.

Apart from the financial advantage you get by buying lender foreclosures, another benefit of buying these properties is that the banks are the sellers. You can negotiate below market mortgage rates and closing costs before signing the agreement and making the investment because you may never be sure about how far will the bank go.

Because the documents are prepared by authorized officials, there are no chances of any frauds or hidden clauses and thus you can be safe about your transaction. That is why, they are considered to be one of the safest investments in the real estate market. Even if you are confused about a certain clause, you can get it clear by contacting the bank or by hiring a real estate agent or a lawyer.

One of the benefits of buying bank foreclosures houses is that they are usually in good physical condition. This is because of the fact that a family lived in it a short time ago and thus the property requires only a casual cleaning and dusting. Usually, these properties are in a ready-to-shift in condition so that you do not need to wait for the renovation or repairs process after buying the home.

After buying the lender foreclosures, you can either use them for residential purposes for your own or rent them out to add an extra source of income. You can also keep the property as your vacation home so that you can stay in it whenever you visit the city. Therefore, there are huge benefits of buying bank foreclosures houses.

Question about a house in foreclosure?

First off, I want to apologize in advance if I don't really have a good understanding of the situation, as I'm only fifteen. The house I'm in is currently in foreclosure, and will be sold in an auction on May 3rd. We are suppose to be out of the house by that date, but I heard from someone that we can sneak a few weeks, even months, until we actually have to get out. Can anyone confirm if this is true? It would be amazing if it were as we are not too prepared to move.

I also heard that the bank pays you somewhere around $2,000 USD if the house is 100% clean when we move out. Is this true? Thanks in advance for all the responses.
@infiniti Yes, that is exactly it. You mention that the eviction process varies depending on state, what would are the laws on it in Arizona?

Yes, it is very possible to live in the house for a few weeks to even a few months after foreclosure, BUT, this is not always the case, so you shouldn't count on it. After the foreclosure sale, your parents will probably be contacted by the bank or the real estate agent that is working with the bank and given a date they need to be out by. At that time, the agent may also be instructed by the bank to offer a *cash for keys* deal where they will pay you to move and leave the place broom clean. There is no written law that says a bank has to pay you to move as when foreclosure happens, they own the place and they want you out. It is more a gesture to get you to move and not put holes in the wall or make off with the lighting fixtures and appliances! LOL
